ADAMS COUNTY The Adams County slogan is A County on the Move. The question is where? Up or Down? 2006 saw Adams really flounder but 2007 saw little change. Sideways or slight changes in the sales data compared to the other counties substantial losses shine positively on Adams County. The sales numbers show that of all the counties, Adams had the least change. Could a bottom be forming? Total 2-19 sales were only 2 less from 57 to 55. Average Sales Price dropped 12.5% to $256,069. Average Price per Square Foot and Days on the Market are at or near their worst levels but none of the 2007 movement was drastic. Even though all the numbers are moving in the wrong direction, most are stabilizing. A steady market like this may allow investors an opportunity to enter or exit on a positive note. Mature owners who may have tired of their current investments may use this window as a way to upgrade to different properties, areas or cash out. Newer investors in for a long haul can find bargains (duplexes for less than $130,000 and fourplexes for less than $250,000) that they can own for a few years to gather some appreciation. Western Adams County/Westminster could see improvement due to the Storage Tech deal to a mystery buyer and new office construction along the U.S. 36 corridor. There are supposedly over 100 companies looking to move into new space in the Northwest region. These employers (and whoever the Storage Tech buyer turns out to be) and any of the new businesses that follow will need to house their employees somewhere. With Boulder and Broomfield recording some of lowest vacancy rates in the area, Northern Jefferson and Western Adams should benefit.
